If you want to sell your property

Gilmar Real Estate Consulting will charge a monthly fee to each of the parties (landlord and tenant) after the operation is complete."

After making your choice, your personal advisor will manage the required documentation, if needed, even while you search for the best mortgage.

Documentation and Expenses

Documentation
  • First copy of the Deed of Purchase (Title)
  • Latest real estate tax receipt (IBI)
  • Current Expenses of the Community Certificate, issued by the administrator
  • Tax Identification Number (ID)
  • Authorities in case the property belongs to a company or other person.
  • It is advisable to provide the latest receipts for light, water, gas and telephone in order to facilitate direct debit.
  • Existing record of the Building Inspection (ITE), if needed.
  • Housing building book, if available.

Expenses
Purchaser's Tax
  • VAT (8%) if first transmission housing. (VAT is 4% until December 31, 2011).
  • Property Transfer Tax (7%) when property is a second home or for subsequent transfers.
  • Document Duties (AJD) (1%) when subject to a second transmission subject to IVA.

Seller's Tax
  • Tax on the increase of the land value of an urban nature.
  • Personal Income Tax (IRPF), where appropriate.
  • Corporation tax when a legal person

Tax buyers
Notaries:
  • Calculated relative to real estate price. If the price exceeds 600,000€ , costs rise to 560,00 € plus 0.3% of the excess of the selling price (IVA no incluido).
Registration:
  • Based on the property selling price. If the price of the property exceeds 600,000.00 €, notary expenses amount to 307,00 € plus 0.2% of the selling price (IVA no incluido).

Gilmar real estate consulting charges 5% of the selling price after the operation.
