Office building within the M-30 ring road, in a former industrial area, which is currently turning into a residential and office area.
Perfectly linked to the M-30, which is very close; this allows for access to both the airport and the northern area.
The building was constructed in the year 1960 and rehabilitated in 2002.
It consists of a basement, a ground floor and four floors, the top one with slightly sloping ceilings, the building has a façade of 15 metres and it is 12 metres deep. The old warehouse has recently been rehabilitated and constitutes a perfectly differentiated area, in which different levels or floors are structured around a large central space; the ground floor is fully usable, the first floor enjoys a vast open space which is connected to the ground floor by means of three modern, state-of-the-art designer stairways, as well as to the three mezzanines of the second level. This space enjoys a great level of functionality, daylight and beauty.
Two areas of the building are thus differentiated: the large warehouse of 735 m2 and the four floors of office space looking out over the street, each with a surface of 180 m2 on the 1st, 2nd and 3rd floor and 135 m2 on the 4th floor. This space allows for a joint use, or segregated for different uses of the two mentioned spaces: the great designer warehouse and the office floors looking out over Calle Sánchez Pacheco.
The building has a basement with capacity for 14 fully independent parking spaces, and also some services of the building are located here. From the basement/garage there is a direct access by stairs and lift to each of the floors.
We speak about a little over 2000 m2 of office space in a single building, i.e. ideal for the headquarters of a company that prefers not to dilute its individuality by sharing spaces in a large office building on the floors of a huge building.
It is situated at a central location (within the boundaries of the M-30). This was an industrial area that has turned into a residential neighbourhood with offices. This is the preferred area of architects, designers, etc.
Excellent connections: right next to the M-30 and with immediate access to the A-2, which allows getting to the airport in a few minutes. It is also magnificently connected by metro (Alfonso XIII station) and by bus.
The office floors looking out onto the street are joined by a large warehouse, originally a printer’s warehouse. This warehouse, now redesigned, allows for a different space, difficult to find in Madrid and miles apart from the impersonal character of standard offices.
The warehouse and the office floors allow for a close relation, or a segregation of conceptually different spaces.
An important feature of the building is the vast amount of light coming in. The warehouse enjoys lots of sunlight and the office floors have windows looking out over the street, which ensures that, even on the first floor, the light is abundant.
